Massive One Bangkok project will house four retail precincts

Four retail precincts will anchor a US$3.8 billion development in the heart of Bangkok unveiled yesterday, to be called One Bangkok.

The 1.83 million sqm development is a joint venture between Singapore’s Frasers Property Holdings and Thailand’s TCC Assets Co. It will comprise five Grade-A office towers, four differentiated retail precincts, five luxury and lifestyle hotels, and three luxury residential towers, all built around a 10,000sqm civic plaza.

Located on Wireless Road, adjacent to the Lumpini underground metro station and overlooking Lumpini Park, it will offer more than 60,000 people a place to live, work or stay and attract more than 200,000 visitors a day, according to Su Lin Soon, CEO development with One Bangkok.

“One Bangkok will reshape and redefine Bangkok’s urban landscape in a positive and lasting way as the largest private sector property development initiative undertaken in Thailand,” said Panote Sirivadhanabhakdi, Group CEO at Frasers Property Limited.

“We believe One Bangkok is an offering worthy of what Thailand’s capital can deliver on the world stage, and our goal is to see the country become the very epicentre of Asean.”

One Bangkok has drawn on a world-class collaboration of designers including urban designer Skidmore Owings & Merrill and Thai architectural firm A49.

One Bangkok will allocate almost half its land area – 8ha of the 16.7ha site – to green and open spaces. It is the first project in Thailand to target LEED Neighborhood Development Platinum certification, with its office towers also targeting both LEED and WELL certification.

“Our ambition is to build sustainable developments that improve quality of life and are part of the fabric of the community. It is our goal to constantly create offerings that connect with its surroundings and are something the community can be proud of,” said Sirivadhanabhakdi.

The retail precincts will feature about 450 stores covering 180,000sqm while the hotels will each carry different international brands, the first The Ritz-Carlton, Bangkok scheduled to open in 2023.

The tallest of the office buildings will be the 430-metre tall Signature Tower, set to become one of the 10 tallest buildings in Asean, housing office space and a super-luxury hotel.
