Central Pattana unveils $3b plan for mixed-use expansion across Thailand

Central Pattana will invest about US$3 billion (110 billion baht) to expand its mixed-use portfolio over the next five years. 

The projects will combine retail, residential, office, and public spaces, targeting both urban and regional growth corridors.

The expansion focuses on both established and emerging business districts in Bangkok. Key areas include the ‘Super Core CBD’ near CentralWorld and Silom-Rama IV, as well as developing zones in Rama 9 and Ladprao-Phahonyothin. 

A flagship project, dubbed the City of the Future, will occupy nearly 120ha in northern Bangkok and aims to integrate sustainability, green space, and walkable urban design.

“Our model continues to generate sustainable traffic, tenant sales and long-term asset value, while contributing to broader economic ecosystems,” said CEO Wallaya Chirathivat.

Central Pattana currently manages 142 projects nationwide, attracting more than 510 million visitors annually. By 2030, the company aims to grow its mixed-use portfolio to 33 projects, supporting over 1.5 million jobs and securing steady rental income streams.

The company also announced an expansion of Central Phuket, focusing on the luxury zone and adding roughly 10,000sqm of leasable space. The first phase is scheduled to open in the fourth quarter of this year.
